The Majunga Tower concept

Majunga is a totally reinvented version of the office block which integrates perfectly into the working environment and the city.

Breaking away from the monolithic architecture of the tower blocks of previous generations, Majunga is bright, open, and environmentally friendly. Its appearance is characterized by the flowing style of the façades, consisting of three slightly differently shaped vertical strips placed side by side.

Open

Majunga is the first tower in La Défense to offer outdoor areas on every floor(loggias or balconies), a pleasant open area every two panels and 2,000 m² of terraces and gardens around the base of the building.

Bright

Thanks to its glass landing areas, high ceilings and bioclimatic façades adapted to the tower's orientation, enabling the maximum amount of natural light to penetrate.

Environmentally friendly

Majunga also embraces a new more environmentally friendly approach to design. Its exceptional environmental performance will enable future users to significantly reduce their energy consumption and their carbon footprint. Already recognized in the 2012 BREEAM Awards, this performance will be validated with "Excellent" HQE and BREEAM certifications.

The Architecte of Majunga

Majunga is the creation of Jean-Paul Viguier, a DPLG (French government approved) architect, graduate of Harvard University, member of the Academy of Architecture and Honorary Fellow of the American Institute of Architects; his architectural approach takes into account the changing characteristics of cities in the 21st century, the environment and users' needs.

His practice, Jean-Paul Viguier et Associés, Architecture and Urbanism, has established an international reputation, with projects such as Coeur Défense in Paris, the Sofitel Water Tower hotel in Chicago and the McNay Art Museum in San Antonio.
He has received numerous awards for his work, including:

  • The Grand Prix du Moniteur des Villes for the André Citroën Park
  • The Equerre d'Argent for Architecture for the Hôtel Industriel in Paris (19th arrondissement)
  • The Architectural Record-Business Week Award in New York for the head office of Astra Pharmaceutical in Rueil Malmaison

With Majunga, Jean-Paul Viguier wanted to completely reinvent the office block, creating a unique environment that breaks with the tower block design of previous generations and offers its occupants a living and working space that promotes well-being, interaction and performance.

Environmentally friendly design

Aware of the challenges of sustainable development, Unibail-Rodamco has made environmental criteria a fundamental aspect of the Majunga project.

An unprecedented list of achievements

  • The first high-rise building in France to receive BBC certification in its design phase

  • The first office tower in continental Europe to obtain BREEAM certification at the "Excellent" level in its design phase

  • Excellent HQE certification in the design phase with the achievement of 11 out of a total of 14 very high performance targets

Unmatched environmental performance

  • A primary energy consumption of less than 80 kWh PE/m2/year, which is 5 times more efficient than existing office buildings*

  • An exceptional carbon footprint due to its location, 4 times lower than a building located in the outskirts of Paris
